Unnecessary Vacancy in the Housing Market

There is a huge housing shortage around the world. Construction companies and developers are working hard to build new apartments, but the power grid cannot keep up with the pace. The result? Thousands of homes ready for occupancy but without access to electricity. This delays tenants from moving into their new homes and causes property owners to lose rental income.

This happened to housing association Triada, which is committed to providing affordable rental homes for people with lower incomes. Recently, they completed two new apartment complexes, totalling 40 apartments set to be delivered by the end of 2024.

However, the grid operator informed Triada that the necessary grid connection would not be completed until March 2025. Seeking a faster solution, Triada partnered with Greener.

40 Apartments Powered by Batteries

One of the apartment complexes has a 3×63 A grid connection on site. We connected this to a 422 kWh battery, which stored energy and distributed it via a switchboard to the 17 apartments, ensuring they had sufficient power.

The second apartment complex had a 3×50 A grid connection in place. We connected it to a 336 kWh battery, with a generator as a backup. The stored energy was distributed to the 23 apartments through multiple smaller switchboards. In the end, the backup generator was never used, making the project not only efficient but also more sustainable and cost-effective.

Once the permanent grid connection is in place, we will remove the batteries. In the meantime, 40 households have been able to enjoy their new homes four months earlier, while the property owner has avoided losing rental income.

Tackling the housing crisis requires new and innovative solutions. Grid delay leads to new homes remaining vacant for longer than necessary. By adopting temporary power solutions with mobile batteries, municipalities, contractors, and housing associations can accelerate the handover of homes in a more sustainable, efficient, and cost-effective way.

“Together with Greener, Triada, and our construction partners, we took a leap of faith. It was a thrilling yet rewarding and educational journey with a positive outcome. Everything worked as planned and expected, providing us and our stakeholders with valuable new insights on critical issues such as grid delay.”
